Turner Real Estate Investments has formally applied for a Site Plan Review, Tentative Parcel Map, General Plan/Housing Element Amendment, and a Zone Change entitlement application to develop a new Business Park and a new Very High Density Residential development project in Chino Hills.  The project site is 36.92 acres and is located on the east side of Fairfield Ranch Road across the street from BAPS Shri Swaminarayan Mandir (aka BAPS Hindu Temple and Cultural Center).  The new Business Park portion of the project will include three industrial buildings totaling 326,641 square feet.  The Very High Density Residential portion of the project will include 346
multifamily apartment units.  The multifamily development component will require a General Plan/Housing Element amendment to incorporate
the 14.73 acres for the residential portion of the project site into the
Housing Eloement to satisfy the City's RHNA housing unit obligations. 
The project will require a rezone of the residential portion of the project
site to change the existing Business Park zoning designation to Very High
Density Residential.
